New Masjid Project Update – 02/2014

     This is an up-date concerning the New Masjid Project.  As of February 1, 2014 the City of Durham’s Planning Department has established the following concerns regarding the development of our property:


1. The City noted that we are in need of a Cul-de-Sac which will extend beyond the developed area of the Masjid. They have expressed the importance of emergency vehicles having the ability to enter and exit the property without restrictions.


Our response:  We directed the City to the parking area which displays entry and exit lanes that would provide enough room for emergency vehicles.  Along with this, we also noted our driveway is exactly forty feet wide; which exceeds the standard roadway by more than fifteen feet.  If the Cul-de Sac is insisted upon, we are requesting that it does not exceed the developed building area of our property.  This would save an enormous amount of money Inshaallah.


2. The City noted that they have an issue concerning Storm Water. They explained, the water run-off from our property would flood the natural streams located directly in front of our property. They have estimated the flooded streams would eventually destroy property located in the surrounding areas. They asked that we install a bio retention pond.


Our response: The Engineer and Architect responded by redesigning the parking lot. The new design would allow the water to run-off towards different areas of the property, which would decrease the speed of the water and allow the settled water to rest in the newly proposed dry pond or catch basin. This basin would fill with water only during heavy down pours of rain. We submitted this request again to cut cost. However, it would still be safe and serve the same purpose as a mechanical retention pond.


3. The City noted that we need to provide a utility layout of the property and a survey of the preexisting utility lines. 


Our response:  We explained to the City that it’s their responsibility to locate pre-existing utilities. Our responsibility is to explain how we are going to make the connection to these utilities. The Architect explained this is an unreasonable request, and that we should hold the City to their responsibility to provide the proper information to us, as we are the landowners. Inshaallah they will respond in the affirmative.


4. The City noted, they had concerns with our landscape layout. They would like for us to provide more buffers for the residents in the area. They suggested using several different types of evergreen trees.


Our response: The Architect has revised the Landscape layout.


     Brothers and sisters there were other comments noted by the City. However, the comments required technical responses that don’t require major adjustments. Below is a status chart, listing all departments that we need to comply with before the site plan is approved. The chart is up-dated every time the City’s comments and request are satisfied.  Any spaces that are not noted with “approved” are considered to be still under review.

Update on the Masjid Building Project

I would like to give the community an update concerning the Masjid Building Project. Originally we hired Cradle Engineering to perform all necessary engineering requirements for the City. For approximately 90 days there was no communication nor work performance noted on behalf of his company.  Thereafter we hired another engineering company to address our storm water issues.  On May 29, at 3:30pm the board attended a pre-submittal meeting with the City of Durham.  In this meeting we met with City Planners concerning our intent for the use of this property.  One of the concerns that the City brought forward was the issue of noise.  We explained that with the use of this facility that there wouldn’t be any type of singing or instruments.  They also had a concern about storm water, which is a very important issue here in the Triangle area due to the terrain.  We informed them that we had hired a Storm Water Engineer to resolve any issues or concerns.  The meeting ended with all issues addressed.  On July 30, at 2:00pm we submitted our packet which included approximately 100 pages of storm water and detailed layouts of our future site.  Our package was reviewed by a City Official and minor corrections were made. 

The City is currently evaluating our entire proposal to build on this site.  During this time they will set forth a series of questions concerning the development of our property.  Whereas MTWS, along with engineers will have to resolve any issues that may arise.  After all concerns have been addressed we will go forward to the Board of Adjustments.  It has been explained to me that at this meeting the members of our community should be present.  I will update the community regarding the dates and times of this meeting.  Inshallah we will all do our best to be in attendance.  May Allah give us tawfeek!  Ameen.

Land Purchased for New Masjid!

بِسْمِ اللَّهِ الرَّحْمَنِ الرَّحِيمِ

وَإِنْ تَعُدُّوا نِعْمَةَ اللَّهِ لَا تُحْصُوهَا إِنَّ اللَّهَ لَغَفُورٌ رَّحِيمٌ

And if you should count the favors of Allah, you could not enumerate them. Indeed, Allah is Forgiving and Merciful. (Soorah An Nahl 16:18)


عن أبي هريرة رضي الله عنه (مرفوعاً) عن النبي صلى الله عليه وسلم قال: «لَا يَشْكُرُ اللَّهَ مَنْ لَا يَشْكُرُ النَّاسَ»،

رَوَاهُ أَحْمَدُ (7755)، وَأَبُو دَاوُد (4198)، وَالتِّرْمِذِيُّ- صحيح الجامع (1926) وصححه الألباني

Narrated from Abu Huraira may Allah be pleased with him, the Messenger of Allah : He did not thank Allah, the one who does not thank the people.

All praises belong to Allah. By Allah’s Grace and Mercy Masjid Tawheed was Sunnah of Durham North Carolina has purchased 5 ½ acres of wooded real estate for our New Masjid Project.

After thanking Allah for His bounty we at Masjid Tawheed was Sunnah would like to thank our brothers and sisters inside and outside of North Carolina for their continual support.

عَنْ عَبْدِ اللَّهِ بْنِ عُمَرَ قَالَ قَالَ رَسُولُ اللَّهِ صَلَّى اللَّهُ عَلَيْهِ وَسَلَّمَ مَنْ صَنَعَ إِلَيْكُمْ مَعْرُوفًا فَكَافِئُوهُ فَإِنْ لَمْ تَجِدُوا مَا تُكَافِئُونَهُ فَادْعُوا لَهُ حَتَّى تَرَوْا أَنَّكُمْ قَدْ كَافَأْتُمُوهُ

Narrated by ibn Umar, may Allah be pleased with him, the Messenger of Allah said: If someone does you a favor then give something in return, and if you cannot find anything then make dua for him until you feel satisfied that you have compensated him.


We are in the initiation stages with our architect and the City of Durham. We greatly appreciate you continuous supplication and support. InshaAllah we will keep you updated!
